Below are the links to the manufacturer warranty, depending on which door brand you choose. Remember to keep a copy of your warranty paperwork in a safe place for future reference.

Above and beyond our manufacturer warranties, we provide the first year of service free of charge on any purchased item. (excludes weather-stripping, bottom rubber & retainer, impact-related issues, closing your garage door on objects/obstructions, and aligning the photo eyes).

Garaga

Garaga provides a Lifetime Limited warranty on its residential insulated garage doors: Princeton, Cambridge, Eastman, Standard+, Acadia 138 construction from the time of installation, for as long as you own the door.

The California full vision door, for residential use only, has a 25‑year warranty on its aluminum components, 10 years on the sealed thermopane windows against seal defects, and 1 year against glass breakage. This warranty is valid from the date of installation, for as long as you own the door.

Regular Maintenance

Regular cleaning and inspection are essential for maintaining the functionality and appearance of your new garage door. We recommend giving your garage door a good clean at least twice a year, especially after the winter to get off any salt that might have built up.

Every 6 Months

Wash the garage door and lubricate the moving parts.  Instructions for both are below.

Every 12 Months

Inspect garage door springs and hardware for signs of wear. Avoid any contact with the torsion springs as they are under extreme tension. Contact us to schedule a service call if you suspect any problems.

As Needed

Clean off road salt from garage door interior and exterior surfaces. Use a mild soap (such as car wash soap or dishwashing soap) and water. Rinse thoroughly. Do not use harsh or abrasive detergents. Do not use a pressure washer to rinse the door.

A clean door not only looks better, but it runs better, too! Here is a step-by-step guide to help you keep your garage door clean:

1. Gather the necessary cleaning supplies: a soft cloth, a pail of (preferably warm) water, Dawn dish soap, and a hose.
2. Add Dawn to the pail of water – you don’t need a lot!
3. Start by rinsing the garage door with a hose to remove loose dirt and debris.
4. Dip the cloth into the soapy water and gently scrub the door, paying special attention to any areas that appear dirty or stained.
5. Rinse the door again with clean water to remove any soap residue.
6. Dry the door with a clean cloth or allow it to air dry.

For your garage door windows, it is perfectly fine to clean the surface using the same soap and water, and a soft cloth. Never use ammoniated, abrasive or solvent-based cleaners of any kind. 

Some doors have decorative inserts designed to snap-in and out of the window frame for easy cleaning, like the ones pictured above. 

Remove the four tabs of the insert from under the edge of the window frame and pull the insert out of the window. There is one tab on each side and one on the top and bottom of the insert.  Replacing the insert is the reverse of the process for removal. The four tabs must be pressed under the lip in the window frame.

Inspection

In addition to regular cleaning, it is important to inspect your garage door periodically to identify any potential issues. Look for signs of wear and tear, such as frayed cables, loose hardware, or damaged weather stripping. If you notice any problems, it is best to address them promptly to prevent further damage and ensure the door continues to operate smoothly.

Lubricating Moving Parts

Lubrication is vital for maintaining the smooth operation of your garage door’s moving parts. The constant friction between metal components can lead to wear and tear over time. Proper lubrication helps reduce friction and extends the lifespan of these parts. Regular lubrication should be done at least once a year.  Here’s how:

1. Start by closing the garage door.
2. Apply a small amount of lubricant, preferably Krown Rust Protection and Lubricant spray (available at our showroom), to the rollers, hinges, and tracks.
3. Open and close the door a few times to distribute the lubricant evenly.

Understanding the Basic Components of Your Garage Door

Having a basic understanding of the key components of your garage door can help you identify potential issues and perform basic maintenance tasks. Here are some of the essential components you should be familiar with:

• Tracks: These are the metal channels that guide the garage door as it opens and closes.
• Rollers: They help the door glide smoothly along the tracks.
• Springs: They counterbalance the weight of the door, making it easier to open and close.
• Cables: They work with the spring to counterbalance the weight of the door.
• Opener: The motorized device that operates the door.  We sell Liftmaster products and service Liftmaster, Chamberlain, and Craftsman.
• Weather Stripping: It creates a seal around the edges of the door, preventing drafts and minimizing energy loss.

How to Align Garage Door Safety Sensors (Photo-Eyes)

Make sure nothing is blocking the sensors, including dust, cobwebs and other debris. Once you’ve removed any obstructions, the LEDs in both sensors should glow steady, one green (receiving sensor) and the other orange (sending sensor).

If not follow these steps;

1. Locate both safety reversing sensors located on each side of the garage door, usually fastened to the door tracks, less than 6 inches above the garage floor.
2. Loosen the wing nut on the front of the receiving sensor (green LED) then align the sensor so both lenses are pointing at each other. When the receiving sensor LED glows steadily green, tighten the wing nut.
3. Once both of the safety reversing sensor LEDs are glowing steadily, the garage door opener will resume normal operation.

Test by using your remote control or door control to close the garage door.

If the issue persists press and hold the control button down till the garage is closed, then release. (Holding the remote button down will not work, to force the door down you must use the control panel that is wired directly to the garage door opener)

NOT COVERED UNDER WARRANTY

Please note that aligning your garage door safety sensors (photo-eyes) is not covered under any warranty. If you have tried to align yourself and the issue persists call or email to schedule a service call. If our technician arrives and the photo eyes are obstructed or misaligned you will receive the standard service charge. We will do a full lube and tune-up while onsite.
